LETTING FEE
8% of the gross rent for the entire term of the tenancy, payable in one instalment at the commencement of the tenancy from the initial monies collected from the incoming tenant. In the event of the tenant terminating their tenancy early we will refund a proportion of the letting fee, on a pro rata basis for the unexpired term provided the termination:
- Does not arise as a result of the landlord giving notice or not meeting his obligations as set out in the tenancy agreement; or
- Arises as a result of the tenant giving notice and Excel not introducing a suitable alternative tenant during the notice period*
*Arcton will have sole letting rights during the notice period
FULL MANAGEMANT FEE
12% of gross rent for the entire term payable as the rent is collected.
RENEWAL FEE
8% for the second year and 6% for the third year and consecutive years of the gross rent for the entire renewed (or extended) term of the agreement, payable in one instalment at the commencement of the renewal tenancy. The same fees will apply for any subsequent renewed terms following the expiration of the first renewed term.

Energy Performance Certificate (EPC): £114.00 – £138.00 dependant on size.
Gas Safety Certificate (GSR): £114.00
Electrical Installation Condition Report (EICR): £216.00-£360.00 depending on size of property
Portable Appliance Testing (PAT) (up to 5 appliances with plug/socket): £120.00
Portable Appliance Testing (PAT) (per appliance without plug/socket): £50.00
Legionella Risk Assessment:
Installing Smoke alarms and Carbon Monoxide: £54.00 each per tenancy
Handling local authority licensing application:£180.00 per tenancy
Key cutting: £30.00 & Cost of keys (receipt will be provided)
START OF TENANCY FEES
Referencing fees: £60.00 per applicant and guarantor (if required).
Deposit Registration Fees: £48.00 per tenancy / renewal.
Inventory & Check-in Fee: £144.00-£300.00 depending on size per tenancy. A professional independent Inventory clerk will attend the property to undertake a Schedule of Condition which will be compared against the inventory when tenants leave.
OTHER FEES
Amendment to Tenancy Agreement (requested by Landlord): £60.00 per agreement.
END OF TENANCY FEES
Check-out Inventory: £144.00-300.00 depending on size per tenancy.
Fees for the service of Legal Notices (Section 8 or Section 21): £300.00 per Notice.
SALE FEE
2% of the agreed sale price of the property, in the event that a sale is agreed with the tenant or associated party
